What is EMI?

EMI stands for Equated Monthly Installment: the fixed amount you pay every month to repay a loan with interest. Each payment covers two parts: interest on the money you still owe, and principal, which reduces the loan. At the start most of your payment goes to interest, and over time more goes to the principal.

This EMI calculator works for home loans, car loans, personal loans, student loans and business financing in any currency.

The EMI formula

EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1)

  • P = loan amount (principal)
  • r = monthly interest rate = annual rate ÷ 12 ÷ 100
  • n = number of monthly payments

Example: a loan of 500,000 at 12% a year for 5 years (60 months) gives a monthly rate of 1%. The EMI is about 11,122, the total interest about 167,333 and the total paid about 667,333.

If the interest rate is 0%, the EMI is simply the loan amount divided by the number of months.

How to use the loan calculator

  1. Enter the loan amount.
  2. Enter the annual interest rate.
  3. Enter the term in years or months.
  4. Pick a currency symbol if you like.
  5. Read your EMI, total interest and total payment. The colored bar shows how much of what you pay is principal and how much is interest.
  6. Switch between the yearly and monthly schedule, or download the schedule as CSV to open in Excel or Google Sheets.

How to pay less interest

  • Choose a shorter term. Your monthly payment goes up, but total interest drops a lot.
  • Make extra payments toward the principal when you can, if your lender allows it without big fees.
  • Compare rates. Even 1% lower makes a real difference on large or long loans.
  • Improve your credit score before applying.

Important notes

This calculator uses the standard reducing-balance method that most banks use. Real loans can include processing fees, insurance, taxes or a different calculation method, such as flat-rate interest, which costs more. Some Islamic finance products use profit rates and different structures. Always ask your lender for the official schedule and the total cost before signing. The US Consumer Financial Protection Bureau has useful guides on borrowing that apply in most countries.

Plan with other calculators

Before taking a loan, work out what share of your income the EMI will take with the Percentage Calculator. Many advisers suggest keeping all loan payments under about 30-40% of monthly income. You can also check the exact length of a loan term in days or weeks with the Unit Converter, or do any other math with the Scientific Calculator.

A worked EMI example

You borrow Rs 2,000,000 for 5 years at 18 percent a year.

  • Monthly rate r = 18 / 12 / 100 = 0.015
  • Number of months n = 60
  • EMI = P x r x (1 + r)^n / ((1 + r)^n - 1)
  • EMI = 2,000,000 x 0.015 x 2.4432 / 1.4432 ≈ Rs 50,787

Over 60 months you pay about Rs 3,047,000 in total, of which roughly Rs 1,047,000 is interest. The amortization table in the calculator shows this split month by month.

How tenure changes the total cost

Using the same loan of Rs 2,000,000 at 18 percent:

TenureMonthly EMI (approx.)Total interest (approx.)
3 yearsRs 72,305Rs 603,000
5 yearsRs 50,787Rs 1,047,000
7 yearsRs 42,036Rs 1,531,000

A longer tenure makes the monthly payment smaller but the total interest much bigger. Choose the shortest tenure whose EMI you can comfortably afford.

Understanding the amortization schedule

In the early months, most of your EMI goes towards interest, because the outstanding balance is high. As the balance falls, a bigger share goes towards the principal. This is why prepaying in the first years saves the most interest. Download the schedule as CSV to open it in Excel or Google Sheets and plan prepayments.

Before you sign a loan agreement

  1. Ask for the effective annual rate, not only the "flat" rate. A flat rate charged on the original amount for the whole term costs much more than the same reducing-balance rate.
  2. Check processing fees, insurance and other charges, which raise the real cost.
  3. Ask about prepayment penalties in case you want to pay early.
  4. Check whether the rate is fixed or variable. In Pakistan, many floating-rate loans are linked to KIBOR, so the EMI can change when rates move.
  5. Keep total EMIs within a safe share of income. Many lenders and advisers suggest keeping all loan payments to about 40 percent of take-home pay or less.

The State Bank of Pakistan publishes the policy rate and consumer guidance that affect loan pricing.

Islamic financing

Islamic banks offer home and car financing under structures such as Diminishing Musharakah and Ijarah. The monthly payment is calculated differently in law, but the instalment often behaves similarly to a reducing-balance loan. Use this calculator for a rough comparison, then ask the bank for its exact payment schedule.

For other money questions, the Percentage Calculator helps with increases and discounts, and the Scientific Calculator can check any formula.

Frequently Asked Questions

What is a reducing balance loan?

Interest is charged only on the amount you still owe, so the interest part of each EMI shrinks over time.

Can I use this for a mortgage?

Yes. Enter the amount after your down payment, the interest rate and the term, such as 20 or 30 years.

Why is my bank's EMI slightly different?

Banks may round differently, add fees or count days differently. The difference is usually small.

Is my information saved?

No, everything is calculated in your browser.

What is the difference between flat rate and reducing balance?

A flat rate charges interest on the full original amount for the whole term. Reducing balance charges interest only on what you still owe, so it is cheaper at the same headline rate.

Does a prepayment reduce EMI or tenure?

It depends on your lender. Most keep the EMI the same and shorten the tenure, which saves more interest.

Is the EMI the same every month?

For fixed-rate loans, yes. For floating-rate loans, the EMI or tenure can change when the benchmark rate changes.
